Special Features

Q-1 Indoor Environment
  • Non-formaldehyde adhesives are used for fixing wallpapers for better indoor air quality
  • Three-sided dailighting system is planned for each housing unit in principle, to assure appropriate daylighting ratio and ventilation performance
Q-2 Quality of Service
  • Considerations for elderly or disabled residents include the provision of housing units for wheelchair users and “Silver Homes” with LSA (Life Support Advisor), as well as the Ward's 'Day Home Center'.
Q-3 Outdoor Environment on Site
  • Greenery and landscape are planned taking account of the local wildlife habitat environment.
  • All the flat rooftops and a part of extenal walls are covered by greenery.
  • The amount of soil to be carried out of the site is reduced by the land formation planning conforming to the former topography
  • Housing design and layout are elaborated to harmonize with local townscape.
  • The residents' participation in the design process is encouraged to maintain and mature a good community.
LR-1 Energy
  • Requirements of the Energy Conservation Standard of 1990 are met in terms of thermal insulation performance of building. (The complex was completed in 1997.)
  • 'Void' is set among every apartment to enhance the natural ventilation inside housing units.
  • Wind-powered generators help circulate the water of the brook and pond in the 'Biotope Garden'.
  • Solar heat gain in summer is mitigated by balconies, pergolas, eaves etc.
  • A gas absorption-type cold and hot water generator is equipped for the air conditioning system of the Day Home Center.
LR-2 Resources and Materials
  • The waste timbers of the former houses are recycled for landscaping.
  • Rainwater is stored underground to be used as gray water for flushing, and in a rainwater reservoir installed in each housing unit for watering greenery etc.
  • Recycled concrete rubble is used for the foundation aggregate
  • Amount of plywood forms made of wood from the tropical rain forest is reduced as much as possible.
LR-3 Off-site Environment
  • Porous paving materials, infiltration inlets and trenches are used to enhance the rainwater permeability.
  • Low NOx emission type is selected for combustion equipment."
